Got an L&I Violation Notice? Here's How to Respond
By Philly Rental License · 8/17/2026
First, don't panic
A Notice of Violation from Licenses & Inspections is a formal request to correct something the City has flagged — not an automatic penalty. Most violations have a stated correction window, and acting inside that window is what keeps a small issue from turning into fines or a hold on your rental license.
Read the notice carefully
Every notice cites the specific code section at issue and describes what needs to change. The City's language can be dense, so the first task is simply translating it into a concrete to-do: a repair, a missing certificate, a permit that needs to be pulled, or documentation that needs to be filed.
Correct, document, and confirm
Once the underlying issue is addressed — sometimes with a licensed contractor — the proof of compliance has to be submitted back to L&I so the violation can be cleared from the record. Following up to confirm the case is closed is the step people most often skip, and it is the one that actually restores the property to good standing.
